Overview

The Building & Engineering Management System (BEMS) tracks maintenance work orders, preventive maintenance schedules, utility consumption, and engineering asset lifecycle for hospital infrastructure.

Work Orders

Manage maintenance requests:

  1. Any department can raise a work order (e.g., AC not working in Ward 3, leaking tap in OPD).
  2. The engineering team receives, prioritises, and assigns work orders.
  3. Track status: Raised > Acknowledged > In Progress > Completed > Verified.
  4. Emergency work orders (power failure, medical gas issues) trigger immediate alerts.
  5. Turnaround time and resolution quality are tracked for SLA compliance.

Preventive Maintenance

Schedule recurring maintenance tasks:

  • Equipment-wise PM schedules: DG sets, lifts, HVAC, UPS, medical gas plants, water treatment.
  • Frequency: Daily, weekly, monthly, quarterly, annual.
  • PM checklists per equipment type with pass/fail criteria.
  • Auto-generated PM work orders based on schedule.
  • Compliance dashboard showing PM completion rates.

Utility Monitoring

Track utility consumption:

  • Electricity: Daily readings, DG runtime hours, power factor, energy cost.
  • Water: Consumption by source (municipal, borewell, tanker), water quality test logs.
  • Medical Gases: Oxygen, nitrous oxide, medical air consumption and cylinder/manifold levels.
  • Fuel: Diesel for DG sets, LPG for kitchen.

Trend charts help identify anomalies and optimise consumption.
